Means of Egress:
This will likely be our single largest expense. The object is to provide a safe path of egress in the event of a fire. We have a big decision to make here. If we reduce the number of beds to 16 from 18, we’ll be classified as a “Lodging of Rooming House”. We’ll need only one way out, since the building will be fully sprinklered. On the other hand, If we decide to keep 18, we’ll be classified as a “Hotel or Dormitory”. Under that classification, we must have two approved exits, unless we meet a list of very specific conditions. We’ll have to work closely with the College and the Town on these requirements, since it appears that the current stairs, under either scenario, will need to be completely reworked. There are a lot of associated issues revolving around the integrity of the path of egress. They include fire-rated interior doors with closers, fire-rating the interior walls, emergency lighting, and exit lights.
Another related issue is the existence of the GOTE room, which at times, has a relatively large number of occupants. Again, we’ll have to work closely with the Town and the College as to how the egress from that location will be handled.
Other Safety
associated issues:
We’ll need to update the fire alarm and smoke detection systems, as well as fire extinguishers.
Accessibility:
We’re required to make the entrance to the house accessible by wheelchair. We are also required to add an accessible bathroom on the first floor. An associated project is to plan an accessible bedroom on the first floor.
Foundation and Patio
Leaks:
There are a few water-associated issues. The largest is how to deal with the leaking patio. This has been leaking for at least 25 years, and continues to be a problem in the space beneath. The foundation also continues to leak. That may involve digging around the foundation and doing a combination of dampproofing and drainage work.
Bathrooms:
The second floor and basement baths need major work.
Mechanicals:
There will be electrical, lighting, heating, ventilation, and plumbing upgrades.
Other Items:
There will be roof repair, insulation, and exterior trim repair work. Living room doors need to be replaced.
